’Walkable’ neighborhood with 80 homes proposed at former Perkins Middle School in West Akron - cleveland.com

AKRON, Ohio – City Council is considering selling about 17 vacant acres for $1 to developers who plan to build about 80 townhouses, detached houses and custom homes at the former Perkins Middle School in West Akron.

Neighborhood Development Corporation and parent company, Alpha Phi Alpha Homes, in partnership with the city, have proposed the nearly $20 million so-called Residences at Good Park development, which would be at the southwest corner of the traffic circle at Mull Avenue and South Hawkins Avenue, just north of the Good Park Golf Course.

The development would include new public roads, sidewalks, street lighting and a central greenspace for the 34 townhouses (to sell at $195,000 each), 23 single-family detached homes (to sell between $229,000 to $279,000). Some of the 25 customized houses, which don’t have price estimates, would have backyards facing the fairway of Good Park Golf Course.

Akron City Council is considering a residential development with 82 townhouses and other homes at the former Perkins Middle School in West Akron.

City Council on Monday held a public hearing about the proposal, which includes two ordinances – one to authorize the construction of the development, another to approve the sale of the land. Councilman Jeff Fusco, chairman of the Planning & Economic Development committee, said council members will consider the plan for at least the next week.

Tom Fuller, executive director of Alpha Phi Alpha, described for City Council what he called the “new, walkable neighborhood” in a currently vacant area that is near Interstate 77 and the Wallhaven district.

“We think that this is going to be a real improvement to everything and increase all of the opportunities and the values of everybody living in that area,” Fuller said.

Fuller said the timeline calls for the project to be completed in five years.

Jason Dodson of Roetzel & Andress told council Monday about the finances of the $19.45 million project, which is predicated on the city selling the land to the developer for $1. Costs include $3.7 million in public infrastructure financed by a loan from the city, $1.98 million in utility costs paid by utility companies, $6.63 million for building townhouses, $5.98 million for building so-called “parkside residences” and $1.16 million for building custom lots, greenspace and miscellaneous costs.
